- Credit: the credit report, credit score and debt-to-income ratio (DTI)
- Collateral: the property appraisal and the loan-to-value ratio (LTV)
- Guidelines: checking the file against investor and loan-program rules, often with an automated underwriting system (AUS)
- Conditions: listing what is still needed before the loan can close
